Wilson True Structural Engineering was approached by a client planning a basement extension refurbishment and needed structural input at an early design stage. A key part of the brief was to explore whether the extension could be designed in a way that avoided underpinning, by setting the new walls further inward from the external edge.

Client’s initial enquiry

The client provided existing and proposed architectural drawings and asked for an early discussion about the likely structural approach. They were particularly keen to understand whether the basement could be extended while reducing the need for underpinning works — something that can significantly affect cost, programme, and construction complexity.

At this stage, the client was seeking a ballpark figure for structural plans and calculations rather than a full formal quotation, while the design intentions were still being reviewed.

Objective

To assess the likely structural requirements for the proposed basement extension and advise on the feasibility of the scheme from a structural engineering perspective.

  • New basement extension layout
  • Retaining wall design
  • Internal structural alterations
  • A new staircase from the lower ground floor upwards
  • External retaining structures adjacent to the side steps and patio area
  • Strategies to reduce excavation and avoid or minimise underpinning where possible

The structural design challenge

Basement extensions are among the most technically demanding forms of domestic structural design. They require careful consideration of ground retention, lateral earth pressures, existing foundations, temporary works, drainage, waterproofing coordination, and buildability.

In this Esher project, the client’s intention to move the newly extended walls further inward from the outside edge introduced an important question: could the structural arrangement be developed to reduce interference with the existing external wall foundations and therefore avoid conventional underpinning?

Proposed structural scope

  • Structural calculations and drawings for the basement extension refurbishment
  • New retaining wall design to create usable internal basement space
  • Retaining walls adjacent to the external side staircase to extend the garden patio area
  • Design input for a new staircase connection
  • Internal structural alterations associated with the revised layout
  • Coordination with the architect’s proposed plans

Why this matters

This project is a strong example of how structural engineering adds value at the earliest stages of a project, not just once problems arise. In basement extension work, the right design strategy at the beginning can significantly affect cost, practicality, and risk of the build.

By reviewing the architect’s concept and considering options such as moving new walls inward to reduce underpinning, we were able to help the client make informed decisions before construction began.
